The U.S. Government is seeking a fully serviced lease up to five (5) years with termination rights for approximately 2,880 Gross Square Feet and a minimum of 2,080 Net Square Feet of office space; 2,900 Gross Square Feet and a minimum of 2,100 Net Square Feet of maintenance area space; and 500 Gross Square Feet and a minimum of 360 Net Square Feet of lighting vault space within the Delineated Area set forth below.

In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating. The Government is self-insured, a security deposit is not applicable.

Offeror must be willing to provide a fully serviced space to include real estate taxes, building insurance, common area maintenance, electrical, internet, approved trash collection, and provide janitorial services two (2) days a week which are included in the base rent. This Lease shall have five (5) reserved parking stalls for government purposes located in the approved parking area and the Lessor shall provide an approved parking exhibit. In the event parking becomes an issue, Tenant reserves the right to require Landlord to provide un-reserved parking stalls for government purposes.

Offered space must meet Government requirements pursuant to the terms of the Government Lease. Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity granting the exclusive right to represent the building owner with their response to this advertisement.

The leased premises needs to be located adjacent to identified streets and delineated area shall not extend beyond the streets listed as follows:

Moses Lake, Washington:

North: Road 10 NE

South: Loring Drive/Harris Road NE

East: Statford Road NE

West: Road E NE

After the receipt of initial offers, the named Realty Specialist or other authorized representative will conduct negotiations on behalf of the Government. Verbal or written negotiations will be conducted with Offerors that are within the competitive range. The competitive range, which will be established by the Realty Specialist, will be based on lease costs and other award factors stated in this solicitation. All Offerors will be included that have a reasonable chance of being selected for award. Negotiations are considered closed at the due date and time of best and final offers.

SAM REGISTRATION REQUIRED: All offerors are required to be registered on the System for Award Management at sam.gov in federal solicitations at the time of award, and have completed their online Representations and Certifications.

SUBJECT TO RECEIPT OF FUNDING: Funds are not presently available for this effort. No award will be made under this solicitation until funds are available. The Government reserves the right to cancel this solicitation, either before or after the closing date for receipt of proposals. In the event the Government cancels this solicitation, the Government has no obligation to reimburse offeror(s) for any cost.
