The Government seeks to lease approximately 3,309-4,136 SF of space to be used by the Armed Forces Recruiting Career Center. The Government currently occupies 4,200 SF of office and related space in a building under an expiring lease in Yakima, WA. The Government is considering alternative space if economically advantageous. In addition to making this determination, they will consider, among other things, the availability of alternative space that potentially can satisfy the requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication structure, and non-productive agency downtime. The Government’s desire is for a full service lease to include base rent, CAM, utilities and janitorial for office/retail space for an Armed Forces Recruiting Career Center for a term not to exceed five (5) years with Government termination rights and located within a defined delineated area in Yakima, WA. Nonexclusive on-site parking for 9 government vehicles must be provided on 24 hours 7 days a week basis. Offered space must meet Government requirements per the terms of the Government Lease. Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity granting the exclusive right to represent the building owner with their response to this advertisement.

The leased premises needs to be located adjacent to identified streets and delineated area shall not extend beyond the streets listed as follows:

• North: WA HWY 410 and WA HWY 12 intersection


• South: WA HWY 87 S at Yakima Indian reservation southern limit


• East: WA HWY 24 and Morrier LN


• West: WA HWY 97 at Wapato WA
