Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual-chance floodplain (formerly referred to as 100-year floodplain).
The U.S. Government currently occupies approximately 11,982 ABOA SF of office and related space in a building under a lease in Seattle, WA. The Government has identified a need for 1,645 ABOA SF of expansion space and is considering alternative space for the total requirement of 13,627 ABOA SF if economically advantageous to the Government. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, construction costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
ADDITIONAL CRITERIA:
- 24 access controlled structured parking spaces, which includes two heavy weight vehicles with additional space and security requirements.
- Offered space must be contiguous.
- 24/7 access to office and elevators is required.
- Cannot be on ground level.
- Cannot be directly above or adjacent to any parking structures.
- Space offered cannot be co-located with foreign entities.
- Space will require ballistic level 3 armored sheeting on all public facing walls.
- Space offered will need to accommodate a secure room with additional electrical loads and cooling requirements, requires ability to cool the space 24/7/365.
- Any move or office buildout cost must be at no cost to the Agency
- Occupancy term will be no more than 5 years firm.
